CENTRAL BUS TERMINAL COMPLEX, KANNUR

Realising that the Municipal Bus stand has reached a saturation level, the Kannur Municipality ensured to develop a new bus terminal. With a view to develop a Bus Terminal with most modern facilities without any financial commitment, Municipality decided to develop the same with private participation under Built Operate and Transfer system. The Central Bus Terminal Complex, Thavakkara, Kannur developed by K.K. Builders for Kannur municipality under B.O.T is the first of its kind in India. K.K. Builders is a Kannur based leading Civil Engineering Contractors in Kerala having quality and environmental certifications ISO 9001:2008 and ISO 14001:2004 respectively. The firm has successfully executed infrastructural projects of varied nature and magnitude under Kerala PWD, Indian Railways, Co-operative sector and own projects. The timely execution of the projects without compromising on quality has made the firm a leader in the industry. The successful running of the Central Bus Terminal Complex, Kannur is a testimony to their technical and managerial expertise as well as the commitment towards the society. The Bus Terminal is developed on 6.45 acres of land owned by Municipality in accordance with the Concession Agreement between Kannur Municipality and K.K. Builders dated 27.10.2004. The entire physical infrastructure is developed by the Concessionaire, i.e., K.K. Builders. K.K. Builders shall be operating the Bus Terminal for a period 29 Years and 3 Months from the date of agreement at the end of which the facility, as it is, shall be transferred to the Kannur Municipality. The Bus Terminal is a total shift from the typical concept of a bus stand in terms of its architectural design, construction, maintenance and facilities provided. In addition to routine facilities like public toilets, cloak rooms etc, the Central Bus Terminal has various additional facilities to its credit like purified drinking water, lodging and dormitory with separate dormitory for ladies, electronic display boards displaying the bus routes and timings, maps showing distance to various destinations from the terminal, announcement counter announcing the names, destinations and timings of the buses, well maintained waiting area for travelers with a provision for around 100 chairs, ample parking space with 53 bus bays, separate areas for idle bus parking, private parking and auto and taxi parking, 24 hour power backup, round-the-clock security, A.T.M. counters etc. The project also has three commercial blocks, consisting of exclusive outlets of various brands, a hyper market etc making it a shopping hub of Kannur. The project also has a hotel block housing a three star hotel. In short, the terminal has all facilities to provide the best experience to the travelers as well as all class of shoppers arriving at the terminal with an investment of about Rs.350 million. At the time of executing the Concession Agreement, the Concessionaire has already made a lump sum payment of Rs. 4 million as project development fee towards the initial expenses of the Municipality. Moreover, to compensate the loss of revenue received as entry fee from the buses from the old bus stand, the Municipality shall be receiving an annuity fee of Rs. 10 million every year without any risk of maintaining the bus terminal. The Municipality is also receiving huge amount of money in the form of license fee for trade licenses from the shop owners in the terminal. Through this project the public arriving at the terminal is able to experience facilities that are never expected at a bus terminal. Finally at the end of the concession period, Municipality shall own a bus terminal worth more than around 5000 million without any financial burden with the provision of best facilities to the passengers. Eminent personalities from different spheres of life such as ministers, officials etc. who visited the project have unanimously opined that the project is a role model for other Municipalities.
